This property-search website at search.visionrealestate.ca (the "Site") is operated by Adam Nadler, Salesperson, under RE/MAX Your Community Realty, Brokerage (the "Brokerage"). "Vision Real Estate" is the trade name and team brand of Adam Nadler at the Brokerage; the Brokerage is the licensed entity providing real-estate services. By accessing or using the Site, you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the Site.

1. Eligibility & permitted use

You may use the Site only if you have a bona fide interest in the purchase, sale, or lease of real estate, and only for your own personal, non-commercial use. You agree to provide accurate information and to keep your account credentials secure.

2. MLS® / VOW data — board disclaimers

Listing information on the Site is provided under a Virtual Office Website (VOW) arrangement (VOW #1841110). You acknowledge TRREB's and PropTx's ownership of, and the validity of proprietary rights and copyright in, the MLS® database, MLS® data, and Listing Information. You agree not to directly or indirectly display, post, disseminate, distribute, publish, broadcast, transfer, sell, or sublicense any Listing Information to another individual or entity. Prohibited uses include "scraping" (including screen scraping and database scraping), "data mining," or any activity intended to collect, store, re-organize, summarize, or manipulate any Listing Information. TRREB, PropTx, and their authorized representatives may access this VOW for verifying compliance with MLS® Rules and Policies. Information is deemed reliable but is not guaranteed accurate.

3. No warranties

The Site and its content are provided "as is." We do not guarantee the accuracy, timeliness, completeness, or suitability of any content, listing, estimate, or information on the Site. Nothing on the Site is an offer, appraisal, or professional advice, and property estimates are automated approximations, not appraisals. Verify all information independently before relying on it.

4. Text messages (SMS)

If you opt in to text messages, you agree to receive recurring automated texts from Vision Real Estate about listings and your home search.

5. Intellectual property

Except for MLS® Listing Information (which is owned by the applicable real estate boards), the Site's design, text, graphics, and the RE/MAX and Vision Real Estate names and logos are the property of their respective owners and may not be copied or reused without permission.

6. Acceptable use

• Do not use the Site for any unlawful purpose or in violation of MLS® Rules;
• Do not scrape, data-mine, or redistribute Listing Information;
• Do not attempt to disrupt or gain unauthorized access to the Site or its systems.

7. Changes to these terms

We may update these Terms from time to time; the effective date above will change accordingly. Your continued use of the Site means you accept the updated Terms.
